Lotus West Properties is a reputable property management company specializing in multifamily income properties in the Pacific Palisades and surrounding Los Angeles area. Our portfolio comprises of both properties that we own and manage, as well as those managed on behalf of other owners, with a total of over 400 units under our supervision.

What is the cost associated with the management of rental property in Hollywood?

Where do you list rental properties?

We use real estate platforms such as Zillow, Trulia, HotPads, and Apartments.  We also use our own website, which has a good traffic volume. This ensures maximum exposure to property owners.

What’s the process for viewing properties?

The property manager shows Hollywood listings in person or via Facetime so they can be there for any questions or concerns. They like to conduct tenant screening from the word go to ensure everyone’s needs are met.

What kind of property management services can you provide?

Our team is happy to assist you with rental agreements, rent collection, maintenance of units, insurance, bookkeeping and all communication with tenants and vendors.

Who does your maintenance and repairs?

Lotus West Properties’ own team handles all smaller and routine property repairs and maintenance. We have a list of accredited professionals for more serious repairs. 

Do you own any of the buildings you manage?

Lotus maintains ownership of some of the buildings we rent, but you would never know the difference. We treat every building that we manage, whether we own it or manage it for a client, with the same respect and priority that we would our own.

Who do you use for repairs?

Lotus West Properties maintains its own crew of maintenance professionals, who are fully prepared to handle routine maintenance and smaller repairs. For more severe repairs and permit-related work, we call in a licensed team. 

Years of experience in the property management business have let us find the best crews for every scenario, letting landlords save on maintenance costs while tenants receive the best care and trusted repairs.

What kind of management reports can I expect as a landlord?

We pride ourselves on our administration processes and will provide Hollywood property owners with monthly financial statements, list of rent payments, banking statements, and invoice copies.

What are rent fees like in Hollywood?

When will you be available to speak to?

Typical office hours are 9 am to 5 pm, Mondy to Friday. Maintenance requests can definitely be made after hours in an emergency.  We have a team on standby to assist you.

 

Are you licensed and insured?

Without a doubt. This is very important to us and protects all parties involved.

A valid property management license shows our commitment to operating legally and ethically and demonstrates our knowledge and expertise in the industry. Our clients can feel confident knowing that their properties are in good hands and protected against potential risks.

What measures do you take to deal with problem tenants?

Dealing with problem tenants is a common issue for property management companies and it is essential to handle these situations professionally and effectively. Our approach to dealing with problem tenants includes the following steps:

  1. Communication: We first attempt to communicate with the tenant and address any issues they may have.
  2. Documentation: We keep detailed records of all communication with the tenant and any incidents that occur.
  3. Mediation: If necessary, we mediate between the tenant and the landlord to find a mutually acceptable solution.
  4. Legal action: In serious cases where the tenant violates the lease agreement, we take appropriate legal action, which may include eviction proceedings.
